The development is situated within at the intersection of Tanjong Kling Road and Pioneer road, this development was presented an opportunity to become a prominent landmark, visible from even the AYE.

The development is targeted primarily at engineering companies and supporting industries for the oil & gas and marine clusters. The aim is to provide a functional, flexible and affordable industrial space that is delivered quickly to the end-users. Another prime objective of the design is to create a new benchmark for a technologically advanced building that engages in providing energy efficient solutions, that leverages on sustainable design/materials, to the developer and occupiers of the building.

The building strives to be a landmark within the location paying special attention to the articulation of the building form at the crucial view points and traffic junctions.

Amenities such as eatery options are conveniently provided within the development. End-users are able to cut down time spend on transport just to travel for food.

Ventilation be it natural, mechanical or air conditioning are being designed according to Singapore building code requirement. The building façade has been designed to meet the right amount of opening required for natural ventilation as well as the minimum number of air change to achieve better indoor air quality. Natural day light are brought into the space through court yard to enhance the lighting needs of the user. Artificial lighting are fitted with electronic ballast to reduce flickering of lighting which cause discomfort to the eye especially during night time.
